I've just finished another week of Nouveau Riche's live college. I cannot even begin to describe how great the classes are... and this time, I was in classes all week with my son. Armed with the information we took in this week, we are planning to start our own wholesaling business.
I am so excited to be doing this with my son. There is something really special about having him involved with investing at his age. By the time he is my age, he'll be a lot further down the road!
Yes, I am changing the legacy for my children and theirs, for generations to come.
In a way, the tri-plex was a start down that path, although we did a fair bit of fixing to the tri-plex, and a true wholesaler simply finds the deals and presents them to his/her buyers. Incidentally, speaking of the tri-plex, we have one pretty certain tenant, and another strong possibility. This is awesome!

Hot summer day
I went over to the tri-plex yesterday and found quite a few folks over there, working... fixing tiles, cleaning, and fixing broken windows. It was amazing to watch all of the activity. What was even more amazing was that it was 115 degrees outside! And the evaporative coolers weren't scheduled to be fixed until the afternoon.
I really loved watching our property turn into something quite wonderful right before my eyes.
One of the neighbors saw me with a For Rent sign and asked me how much, etc. I gave him all the details and he thanked me and turned away. A couple of seconds later, he turned back and asked me more questions. Cool. A possible renter.
Our goal is to have it fully rented so we can add that much more value to the property.
And the best part? We have a current offer on it already!

New Face
We painted the tri-plex. Doesn't it look MUCH better?

Soon it will be ready to be rented.
And tomorrow, we are meeting to discuss a four-plex or two.
It's fun being a real estate investor in this market!
